Gamuda Land launches new eight-home cluster typology

RAWANG (July 24): Gamuda Land Bhd, the property arm of Gamuda Bhd (KL:GAMUDA), has unveiled a new home typology called the Park Homes — a first of its kind in Malaysia.

Park Homes is neither a terraced nor a semi-detached home. It is a cluster of eight homes which consist of four corner units and four intermediate units arranged around a gated 40ft (feet) by 100ft communal garden, shared among the eight homes. Each unit will also have its own private garden of 20ft- or 24ft-wide.  

The units will have built-ups ranging from 1,950 square feet (sq ft) to 2,210 sq ft, and are estimated to be priced from RM750,000. To be launched under the name of “The Clove” in three of Gamuda Land’s satellite townships — Gamuda Cove in Dengkil, Gamuda Gardens, and twentyfive7 in Telok Panglima Garang — the new product is now open for registration.

In the launch event at Gamuda Gardens on Wednesday, Gamuda Land chief operating officer (COO) Jess Teng Poh Fern explained that the conceptualisation of Park Homes was a result of a three-month nationwide survey, involving 3,000 individuals from various household compositions.

Under the survey, 86% respondents said they prefer spacious and open layouts, with the flexibility to design their own internal space. Hence the biophilic design of Park Homes, which enables 25% more natural sunlight as compared to traditional terraced homes, and flexible layouts for homebuyers to choose from.

“By understanding the pain points and desires of Malaysians, we have innovated this new type of home, setting a fresh standard within the industry and a new lease of life for terraced homes,” said chief executive officer (CEO) Chu Wai Lune.

He added that the developer has leveraged on its in-house digital industrialised building system and Gen-AI digital platform to allow homebuyers to tailor the new product to their preferences.

“The AI-driven customisation begins with Q&A (question and answer) sessions and customers will receive personalised layout recommendations, allowing for flexible internal configurations. This integrated digital journey not only simplifies the home-buying process but also empowers our customers. It offers a new way to build your ideal home, whether you want fewer walls or partitions. This is a first in the local property industry,” said Chu.
